Will it answer questions about schools or what an area is like?
No, and that is deliberate. Fair housing law limits what may be said about a neighborhood, its schools, its demographics and who would fit there, so the agent does not go near any of it. It answers property facts out of your listing data and routes every question about the area, the schools or “what kind of people live around there” to you with the question attached. That is a limit on what it says, not a compliance certification.
Does it know whether a house is still available?
It reads your listing feed at the moment of the question rather than keeping its own copy, so it gives the status your own system has. If it cannot see something, it says so and hands the question over instead of guessing.
Can it book a showing without me?
It offers the times you have marked open, books into your calendar and confirms the address. Where a showing needs the listing agent, a lockbox code or the seller’s approval, it takes the request and stops there rather than promising a time it cannot hold.
